Here’s what a typical agent does.
- They will often get you to sign a 90 day Exclusive agreement which binds you to them for 90 days. So if they can’t get you a result you are happy with, or if you don’t get along, that’s bad luck, you are stuck with them for 90 days.
- Once they sign you up, they will try and get you to pay for fees upfront. Without any guarantee they will get you a price you want, this is extremely risky as no one person can guarantee a result. Ever!
- Most agents will charge anywhere from 1%-3% commission. So for example on a $500,000 home that’s between $5000 to $15,000. Then often marketing costs are an extra $1000-$3000. So all up, anywhere from $6,000 to $18,000. That’s a lot of money and a lot of risk.
